Life Certificate: What is it?

The POA holder must provide the sub-Registrar with documentation proving the Principal’s health and well-being. A Registered Medical Practitioner may certify and issue a Certificate for this reason. The term “Life Certificate” refers to this certified document. It is effective for a month.

A life certificate is required when?

A friend or family from outside of India receives power of attorney from the property owner. This is either for selling an existing property or registering a new one in India. The officers typically insist on the Life certificate if the POA instrument is more than 30 days old.

Why is Life Certificate required?

There have been numerous instances of people with powers of attorney (POA) misusing those instruments in the past. There were a lot of allegations about cheating. Even without the property owner’s knowledge, some POA holders sold the property.
